Beautiful appointed villas The beachfront suites feature a large bedroom, small living with sofa (bed), small, complete kitchen, make-up table, a large double access bathroom and large verandah with gorgeous ocean and beach views. Adjacent is a large bedroom + bathroom, separated by a door on the oversized verandah for optimal privacy. The villas are therefore ideal for both families and couples, sharing a villa, but with ample privacy. Use your villa for your family, friends or let us do the rentals.

The villas range from US$ 258,000 to US$ 294,000 depending on A/C’s, Jacuzzis and location/view. The resort has ample parking spaces, very close (but not at) the villas, except Villa 8, that has a parking space next to the entrance and a easy, level access to the villa. Villas 1, 2, 3, 4 and 9 have 2 split system air conditioners and 2 Jacuzzis on the verandas.

However, we do not wish to do construction when there are many guests in the resort. As September and October are the traditional quiet months for tourists, this would be the right time to perform any alterations.

Low maintenance cost, security and utility cost  Owners of a second home are concerned about maintenance costs, which often run out of hand. Not at Paradise Bay! You may choose to let the maintenance perform by us, which currently costs US$ 1,950 per year plus a surcharge for units with air conditioning and Jacuzzis of US$ 425 per year. Maintenance covers repair and replacement of normal wear equipment components and landscaping, but not upgrades and replacements. Maintenance by the hotel is optional.

The total cost of shared security, water, sewage, waste disposal and administration is only US$ 232.50 per month plus electricity (base: December 2007). When you/family/friends are not at your villa for a month or longer and do not rent the villa to the resort, this fee is reduced to US$ 88.50 per month or part thereof. Our wind energy at US$ 0.27 per kWh is currently about 15% cheaper than electricity from the mains. With rising oil prices the savings will increase substantially over time. The electricity can be charged at a fixed rate or individually metered, depending on the owners preferences. In case the windmill is not operational the electricity company cost will be charged.             All these costs will only be increased when actual cost goes up and will be documented in detail. It’s not a profit centre!

Renting out during absence.  We offer the option to rent out the villas during your absence to the resort. The ROI is 10% of the investment, based upon 65% occupancy (average per year for all villas) and 100% availability to the resort. When the actual yearly hotel occupancy differs, the ROI will be corrected. When owners stay for the months December and April, 1.5% is deducted, for January, March and April 1% and the other months 0.5%. An owner stay in a part of the month is deducted pro rata. An exception is the 2 week Christmas holiday (Saturday before Christmas until Saturday after New Year) that is counted at a flat 0.9%. If owners decide to occupy only a part of the villa, then the suite will count as 60% and the room as 40%.

Example: The actual occupancy is 58.5% and the owner (or friends, family) stays at the resort in May, June and November. The corrected yield is 9% minus 1.5% for the owner stay is 7.5% payable in February after the calendar year.

A great investment and cheap holidays  While the occupancy in the first few years is expected to be lower, after the resort is well established it is very well possible that the yield will be higher. But the most important investment consideration is the increase in value. Grenada is sharply rising as a second home destination; there are several new developments under construction, including major ones by Peter de Savary, a well known British investor. Very recently this has already led to price increases. Clearly, the major reason for investing is the increase in value, followed by the yield and very cheap holidays: owner stay starting at less than 300$ per week for a room including full hotel services, use of the resort’s facilities, Internet as outlined below.

Gorgeous Nature  Nature is gorgeous and varied, right at your doorstep amidst a thousands acres nature park. Forest trail hikes or easy walks along beach and ocean, you can walk for hours and just meet fishermen. Feel one with nature and enjoy majestic views.  Swim in the many island waterfalls, visit fruit, nutmeg and cocoa plantations and enjoy contact with the friendly locals. Infrastructure & location  With a large US owned university, a growing ex-pat population and being a major cruise destination, Grenada is a prime choice, confirmed by major projects recently started. The roads are comparatively good and availability of Western food and drinks is excellent and there are tax free shops. In addition to the recently completely renovated hospital there is a private high standard hospital. While laid back as the Caribbean is, this paradise is very OK to live a comfortable life.

Paradise Bay is located on the South East (Atlantic) coast of the island. To Grenville (North) 15-20 minutes by car. To St George’s 30-35 minutes. To Point Salines airport 35-40 minutes. Shuttles and very affordable buses are available. Local shopping is very basic; more choice and markets are in Grenville. St George’s has a big supermarket aimed at ex-pats. A good option is to use the resort’s shopping service. Luxurious and tax free shopping is at the Explanade Mail at the new cruise terminal. Many expats combine visits abroad with “big shopping”

High speed internet will be available for just $ 29 per month which also opens the door to free or very low cost VOIP phone calls all over the world. A major advantage to have a villa in our resort community is that you can choose which facilities and how often you wish to use -and- at a great special price for owners. So if you want enjoy a 60 minute Swedish full body aromatherapy massage for $18 or a lunch including drinks for $ 15. And when you chose to cook yourself it is good to know that the resort has its own organic vegetable garden and offers a convenient and affordable shopping service.

Title and Appreciation  When you decide to buy a villa, you will have full title on the villa and grounds around the villa, while you have the non-revocable contractual right to use the access road. General information

To own a property in Grenada you need:

 · Alien Land Holding License - In order to own property or land in Grenada, 10% of the purchase price must be paid to the Government of Grenada once the license is granted. It generally takes about three (3) months to obtain the License. The final transfer of the property takes place upon availability of the license. The license gives residency rights.

· The attorney representing you will require the following documents in order to apply for the License on your behalf:-
Police Certificate, Character Reference From A Friend, Bankers Reference.

· Stamp Duty is generally 1% of the agreed purchase price.

· Legal fees are generally 2% of the agreed purchase price.

If you wish to sell the house in the future, you would need to pay 15% land transfer tax if alien, and 5% if Grenadian. If you live in Grenada for more than 7 years, you can apply for citizenship. When you become a Grenadian, you do not need to give up your current nationality. There is no exchange of information with foreign governments; Grenada is a tax haven.

Grenada is a stable independent state, but part of the British Commonwealth, which brings a legal system and supervision of a Governor General. More information on the Government of Grenada can be obtained at http://www.gov.gd/

Citizens from Canada, USA, Commonwealth and most Western countries are exempt from visas and can stay in Grenada for up to 3 month,after which 3 month extensions can be obtained at Immigration, (http://www.grenadaconsulate.com/VISA_EXEMPT.htm).

Work permits are required for all non Grenadian citizens and can be obtained from the Ministry of Labour, (Ministerial Complex, Third Floor, Tel: (1-473) 440-2532; Fax: 440-4923) and are issued for a period of one year. Generally, work permits will only be granted to qualified investors and for professions where Grenadians are not (sufficiently) available.

Flights  Air Jamaica operates direct flights from New York and Montego Bay as well as semi-direct flights from Miami and Fort Lauderdale. American Airlines flies daily via San Juan. Air Canada operates a seasonal flight from Toronto. British Airways, Virgin Atlantic and Air Excel fly direct from London Gatwick with connections to Europe. Condor flies direct from Frankfurt; connections to Germany. Many airlines additionally have indirect flights, mainly via Barbados with connections via local airline LIAT, who operates inter-island flights within the Eastern Caribbean. There are seasonal charter flights. Generally, flights are cheap in the low season, while it is recommended to book early for Christmas and August as many Grenadians living abroad come to visit.
